What makes Logicross warehouse platform unique?

As logistics demands grow more specialised, Logicross focuses on delivering cutting-edge technology, sustainable innovation, and a focus on workplace quality.

The brand is set to integrate safety, operational efficiency, and sustainability, while upholding a human-centric approach.

We offer a range of solutions tailored to different business needs, from standard warehouses to specialised cold storage, hazardous goods facilities, and build-to-suit developments.

Innovation is at the core of Logicross, with smart logistics solutions such as Roboware and WareX.

Roboware automates warehouse operations, reducing reliance on manual labour and optimising efficiency, meanwhile, WareX enhances storage flexibility, helping businesses scale seamlessly.

These innovations address logistical bottlenecks, improving storage capacity and ensuring consistent, efficient order fulfilment.

Sustainability is another key pillar. Logicross integrates sustainable features such as solar power thermal insulation in its facilities, aligning with Mitsubishi Estate’s commitment to green innovation.

Many Logicross projects in Japan have earned prestigious sustainability certifications, including the Comprehensive Assessment System for Built Environment Efficiency (CASBEE) and ZEB. CASBEE is Japan’s leading green building certification, developed by the Japan Sustainable Building Consortium to assess a building’s environmental performance and efficiency. Logicross Sagamihara, for example, received the highest S ranking under CASBEE standards.

Beyond efficiency and sustainability, Logicross prioritises employee wellbeing. Unlike conventional warehouses, Logicross facilities feature biophilic-designed office spaces and communal areas to enhance comfort and productivity.

One of our standout projects, the Kyoto Joyo Core Logistics Facility, tackles Japan’s labour shortage, particularly among truck drivers.

The facility is designed for double connected trailers and autonomous driving technology. Its direct toll road access enables seamless, safe, and efficient logistics operations exclusive to this site.

What is the long-term vision for Logicross in Vietnam?

Vietnam is one of Asia’s most dynamic logistics markets, and we see great potential for expansion here. The country’s strategic location and improving infrastructure make it an ideal destination for modern logistics solutions.

By leveraging our expertise in high-performance logistics developments, Logicross will provide a world-class logistics facility tailored to Vietnam’s evolving industrial landscape, beginning with two strategic projects in Long An and Haiphong.

Our projects are designed to support businesses in e-commerce, fast-moving consumer goods, third-party logistics, and manufacturing, offering flexible, sustainable, and high-performance facilities.

How do the projects in Long An and Haiphong address current gaps in Vietnam's logistics infrastructure?

Both projects are under construction and set to provide modern standards for efficiency, sustainability, and tenant-focused design in the Vietnamese market.

Along with this, Logicross Nam Thuan, located in Nam Thuan Industrial Park in Long An, is just one hour from Ho Chi Minh City.

The 64,500sqm facility is designed for maximum operational efficiency with a modern cross-docking layout, an 11-metre clear height, and a spacious column grid.

The development is pursuing LEED certification, with sustainable features encouraging a healthier work environment.

Meanwhile, Logicross Haiphong is strategically positioned in Nam Dinh Vu Industrial Park, with direct access to Haiphong port, northern Vietnam’s largest trade gateway.

Built to global standards, the facility features a 10.5-metre ceiling height and a 3.0-tonne-per-square-metre floor load capacity, accommodating various storage needs.

The project is EDGE Advanced-certified, integrating thermal insulation to reduce energy consumption. It also prioritises tenant experience with a modern canteen, free Wi-Fi, and Japanese-style relaxation areas.

With Logicross Vietnam, Mitsubishi Estate is driving innovation in warehousing, ensuring businesses can optimise operations, reduce costs, and scale efficiently.

Our long-term commitment is to continue expanding our footprint, bringing next-generation logistics solutions to Vietnam and supporting the country’s economic growth.

We are confident that Logicross will contribute to shaping the future of Vietnam’s logistics industry.

Since its launch in 2014, Logicross has established itself as a top logistics real estate brand in Japan. With 23 projects spanning 185 hectares, Logicross has built a reputation for delivering innovative, sustainable, and high-performance logistics hubs that cater to the evolving needs of global tenants such as Nippon Express, DHL, Foxconn, and Amazon.
