Mitsubishi Estate, a famous Japanese real estate developer, held a groundbreaking ceremony for the Logicross Nam Thuan project in Long An on October 18, marking its official entry into Vietnam's logistics facility market.
Logicross Nam Thuan is strategically located within Nam Thuan Industrial Park in Duc Hoa district, Long An province, only an hour drive from Ho Chi Minh City. This area is becoming a prime investment destination in southern Vietnam, known for its well-developed infrastructure and investor-friendly policies.
One of the IP’s strengths is its direct connections to major transportation routes such as DT824 and DT10, linking Long An to Ho Chi Minh City and surrounding provinces. The completion of Kenh Tay Road (DT823B) has further enhanced the connectivity, offering seamless access to key logistics infrastructures.
The Logicross Nam Thuan project covers 11.5 hectares and offering approximate 61,200 square metres of modern, ready-built warehouse space across three blocks. One of these blocks is specifically designed to support cross-docking operations, optimising processes and reducing logistics costs.

This warehouse ensures optimal storage conditions for a diverse range of goods, making it an ideal choice for various industries, including third-party logistics, express delivery, e-commerce, and fast-moving consumer goods.
According to project representative Keitaro Ito, tenants at Logicross Nam Thuan will benefit from the convenient location which is suitable for last-mile delivery and the flexibility to choose floor sizes tailored to their specific business needs, significantly improving logistics operational efficiency. The project also provides ample electrical capacity for automation systems, while its spacious layout allows for a variety of storage configurations, such as adaptable shelf placement.
Logicross Nam Thuan features 64 dock levelers, 11m clear ceiling height, and a floor loading capacity of three tonnes per sq.m. The warehouse is protected by advanced ESFR sprinkler systems following QCVN and NFPA standards and includes three forklift charging outlets per unit, along with 200-lux LED lighting in warehouses and average 25VA per sq.m electric capacity. A 24/7 security system with advanced monitoring ensures the safety of goods throughout the supply chain.

The Logicross Nam Thuan project is in the process of applying for LEED certification, underscoring its commitment to providing a safe, modern, and eco-friendly facility for the Vietnamese market. By integrating nature-inspired elements and sustainable features, the project aims to reduce costs for tenants and minimise its environmental impact.
Following the remarkable movement of Logicross Nam Thuan, Mitsubishi Estate plans to expand its footprint in northern Vietnam with another Logicross project in Haiphong.
